NAI Hanson Completes Lease to Bring Marketing and Advertising Firm to Morris Plains Office Building

Apr 5, 2017

NAI James E. Hanson, a leading New Jersey-based full-service independent commercial real estate firm, announces it has brokered a lease for 9,318 square feet with Vision Creative Group at 2740 Route 10 West in Morris Plains, N.J. NAI Hanson’s Josh Levering, SIOR, and Nicholas DePaolera represented the landlord, First Indemnity of America Insurance, Co. and Vision Creative Group was represented by Barry Mayer, Arthur Hixson and Andrew Kirshenbaum in the transaction.

Levering said, “2740 Route 10 West had virtually sat dormant for numerous years prior to being acquired by First Indemnity of America Insurance (‘FIA’). Upon acquisition, FIA promptly embarked on a series of extensive renovations to bring 2740 to modern standards. FIA intended on occupying a majority of the building, yet upon renovations and a dynamic layout program, FIA was left with excess space and decided to seek a tenant to occupy the balance”.

Hixson, Mayer and Kirshenbaum direct NAI Hanson’s Tenant Representation Services and represented Vision Creative Group.  Vision is a mid-sized full service integrated communications agency providing marketing and advertising solutions for its clients, was seeking a flexible and adaptable new home for growing business. Mr Hixson noted, “This location fit Vision space needs perfectly as the third story space was already partially completed with completely modern finishes.  This unit allowed Vision the ability to complete the space in a manner that specifically fit their requirements.  Also the location on Route 10 with its easy access to Routes 53, 80, 202 and 287 provided the ideal office environment for welcoming new clients and attracting the top talent from the surrounding area Vision requires”.

“We continue to see a sustained interest in buildings in the Morris County market due to its highly accessible location and access to nearby amenities essential for business owners to consider relocating their operations from other marketplaces,” held Andrew Kirshenbaum. “2740 Route 10 provided Vision a unique opportunity in the marketplace. I think we pulled off a win-win as we were able to negotiate a deal that will allow Vision new modern offices,  identity and a location to grow their business for years to come.”
